Potomac Ridge at Leisure World Condominium is located at 19365 Cypress Ridge Terrace in Lansdowne, Virginia 20176. The Condominium is one of several buildings that will be developed as part of the Leisure World of Virginia community, which will consist of approximately 2,278 units. Leisure World of Virginia, a gated community, is located within the 2,300 acre Lansdowne community. Leisure World of Virginia Community Association, L.C., owns and maintains all the land on the 86 acre Leisure World site except that within the footprints of the individual condominium buildings. Potomac Ridge was built in two phases, Phase-A, South section with 132 units was completed in May 2004 and Phase-B, North section with 99 units opened in April 2005. There are a total of 231 units on eleven residential floors. Each unit contains an individual gas heating system with electric air conditioning. Three elevators operate between the garage level and the 11th floor. There are 3 stairwells, #1 and #3 located at each end, and # 2 located in the center of the building. Access to the roof is through the penthouse from the 11th floor stairwell #2. Access to the elevator machine room is also through the penthouse. The roof houses 231 compressors for the air conditioning of individual units, 3 large units for the heating and air conditioning of the common area corridors, as well as exhaust fans for kitchen, dryer and bathroom ventilation of individual units. Four gas-fired hot water heaters and the hot water holding tanks are located in the penthouse. The property is served by two indoor garage parking space levels with 118 spaces, lobby level and parking level, which house a total of 5 storage rooms, 2 switch gear rooms, a compactor room, a pump room and a main TV/Cable room. Two additional storage rooms and the building engineer’s office are located in the parking level elevator lobby. Main entrance to the building, Lobby, Fire control room, Management office, party room and mail area are located in the lobby level. Fire control room can be accessed from the outside as well as through the lobby vestibule in Phase-B, North section. Potomac Ridge Management office is staffed Mon-Fri, between 9:00 a.m. and 5:00 p.m. Front Gate is staffed 24 hours 7 days a week.
